Sejumlah pengusaha Indonesia melirik properti di negara lain seperti Australia untuk berinvestasi senilai ratusan miliar rupiah. Apa yang membuat bisnis properti di negara lain lebih menarik?
“Harga rental di situ mahal sekali karena mereka mampu menarik pelajar-pelajar dari luar negeri untuk sekolah di Australia,” kata pengamat properti yang juga Presiden Direktur ERA Indonesia Darmadi Darmawangsa kepada CNBC Indonesia, Kamis (10/10/2024).
Ia meyakini bahwa Indonesia bisa juga menarik investasi di sektor properti untuk beberapa lokasi yang menjadi primadona, misalnya Bali. Namun, perlu ada aturan yang jelas mengenai sistem investasi bagi warga asing.
“Luar biasa ketika negara mampu menciptakan magnet supaya orang bisa datang. Sebenarnya kan itu bukan sebuah hal yang sulit, bukankah Bali adalah sebuah magnet yang bagus? Tapi apakah pemerintah sudah mampu mengoptimalisasi hasil dari Bali? Kayaknya belum,” kata Darmadi.
Adapun pengusaha RI yang merogoh kocek ratusan miliar untuk membeli properti berupa mal di Australia adalah Iwan Sunito, CEO dan Komisaris One Global Capital. Ia membeli The Grand Eastlakes, pusat perbelanjaan terbesar milik Crown Group senilai Rp218 miliar. Lewat akuisisi ini, The Grand Eastlakes akan berubah menjadi One Global Centre.
“Hal yang paling saya sukai dari properti ini adalah nilai sewanya yang tinggi. Bila semua area ritel tersewa, maka hasilnya setara dengan 10% dari harga akuisisi,” kata Iwan.
Resmi dibuka pada Juli 2021, pusat perbelanjaan The Grand Eastlakes, memiliki ruang ritel seluas 3.100 meter persegi yang dilengkapi dengan 130 lot parkir mobil. Shopping center ini terdiri dari 16 gerai ritel, termasuk ALDI dengan format lebih besar, Metro Wool-worths, dan sejumlah toko khusus, seperti Pattison Pattiserie, hingga Val Morgan Retail.
“The Grand Eastlakes adalah aset ritel pertama yang kami beli dari Crown Group pasca pengalihan hotel Skye Suites Green Square senilai Rp1,059 triliun ke One Global Resorts,” kata Iwan.
