JAKARTA – Real Estate Indonesia (REI) menilai program 3 juta rumah Prabowo-Gibran memperlukan relaksasi dari sisi bunga pinjaman. Sehingga para developer bisa bergerak lebih luas untuk membangun hunian-hunian baru di era Presiden Terpilih Prabwo Subianto.
Ketua Umum REI Joko Suratno mengatakan, dengan bunga pinjaman yang relatif cenderung tinggi akan membuat developer kurang bergairah untuk membangun hunian. Sehingga diperlukan insentif tambahan, baik dalam bentuk pengurangan suku bunga atau yang lainnya untuk mewujudkan program tersebut.
“Karena kalau saat ini kan bunga masih tinggi. Kita harapkan juga akan ada stimulus, atau insentif-insentif yang bisa didorong,” ujarnya kepada MNC Portal, Senin (16/9/2024).
Lebih lanjut, Joko menjelaskan dalam mewujudkan program 3 juta rumah itu memang diperlukan satu Kementerian khusus, yaitu Kementerian Perumahan yang saat ini sudah direncanakan oleh Presiden terpilih Prabowo Subianto. “Itu salah satu bagian dari propertinomic yang kita dorong, salah satunya adalah keharusan adanya Kementerian Perumahan,” tambahnya.
Setidaknya ada 3 harapan bagi para pelaku usaha di sektor properti dengan didirikannya Kementerian Perumahan. Pertama Kementerian ini menjadi leading sektor dari perumahan, sehingga mampu melakukan perencanaan, penganggaran, mengeksekusi kebijakan sendiri.
Kedua bisa memberikan breakthrough (terobosan) untuk mengkondisikan lingkungan yang masih belum ramah terutama di industri properti. Ketiga bisa lebih memberikan sinergi antara pengusaha dengan mitra strategis sehingga bisa memberikan dampak positif bagi industri perumahan.
“Kita mau menyongsong program 3 juta rumah itu, tentu diperlukan banyak terobosan untuk mendorong program itu,” pungkasnya.
