Ketua Umum Dewan Pengurus Pusat (DPP) REI, Joko Suranto mengatakan saat ini adalah waktu yang tepat untuk membeli rumah. Pasalnya, banyak kebijakan pemerintah yang memudahkan masyarakat untuk memiliki rumah.
“Kami meyakini saat ini adalah saatnya membeli properti karena ada PPN DTP dan hampir tiga tahun ini sebenarnya properti tidak mengalami kenaikan yang signifikan,” katanya saat Talkshow Insentif PPN dan Prospek Investasi Properti di JCC Jakarta, Sabtu (22/06/2024) dikutip Senin (24/06/2024) Juni 2024.
Dengan banyaknya insentif yang diberikan pemerintah memudahkan masyarakat untuk membeli rumah saat ini. Dengan begitu, sektor properti akan terdongkrak dan memberikan kontribusi cukup besar terhadap PDB indonesia.
“Tahun ini investasi dari properti di Q1 sebesar Rp30,6 triliun dan itu kontribusinya adalah nomor empat terhadap PDB,” sebut Joko.
Joko pun tak sungkan bilang ke pemerintah harus ada program khusus untuk mendongkrak lagi sektor properti Indonesia. Dia pun mengusulkan nama Propertinomic.
“Kami mempunyai proposal kepada pemerintah yang kita sebut Propertinomic. Ini adalah pendekatan baru terhadap properti yang digunakan sebagai pengungkit ekonomi,” ucap Joko.
Sementara itu, Direktur Sales & Distribution BSI Anton Sukarna meminta masyarakat perlu didorong untuk segera melakukan pembelian rumah. Alasannya karena harga properti setiap tahunnya terus meningkat. Berdasarkan data yang dikeluarkan Bank Indonesia, Indeks Harga Properti Residensial (IHPR) mengalami penginkatan sebesar 1,89% year-on-year pada kuartal II 2024.
“Sebagai contoh misalnya di tahun 2024 hasil studi LPEM FEB UI bahwa kisaran harga rumah dibandingkan pendapatan rata-rata di atas 10 kali pendapatan,” tuturnya.
Dia juga bilang menunda membeli rumah akan memperberat dana yang perlu dikumpulkan jika tidak berinvestasi pada instrumen yang memberikan return lebih tinggi daripada kenaikan harga rumah.
“Kita berharap bahwa sejak awal ada pengetahuan bahwa memiliki rumah itu penting,” tutupnya.
